The fastest way to get a real answer is a photograph. Send one on WhatsApp of the space, the crack, the crawl space or the back garden, and we can tell you a great deal before anybody drives anywhere.

For anything structural we will come and look before giving a number. A foundation estimate made from the living room is a guess, and you should not accept one from anybody.

What to tell us

Four things turn a rough range into an accurate number.

• Which town you are in — Georgetown, Austin, Round Rock, Taylor or Hutto
• What you are trying to do, or just describe what is going wrong
• Roughly when you need it, especially if there is a date attached
• Photos — of the space, the damage, or the ground

Asking about a cabin

Tell us what it is for and whether you want to buy one or rent one. Those two answers change the conversation more than the size does — and if it is for an older relative, say so at the start, because that changes the build itself.
